Building Regulations Changes: 2022
From June this year, it is important to be aware that new building regulations will affect mostly new homes and some existing homes. The changes will impact homes differently, therefore it is essential to know whether your new home or existing home will need to abide by the upcoming changes. Existing Homes
In existing homes, there will be a few changes that you will have to ensure you are following.
Fabric Efficiency
New minimum standards will be set for fabric efficiency, due to changes in Part L and Part F of building regulations. Thus, if you are thinking of extending your house, a new efficiency metric will be needed to work out the whole house calculation.
Low Carbon Heating
In terms of new or replaced heating systems, they will need to accept low carbon heating as of June. Moreover, they will need to ensure they integrate the most recent eco-design appliance benchmarks.
New Homes
There are a few more changes needed to new homes and these will need to also be followed by June.
Cut Emissions
New homes will need to cut emissions by 30% and new building will need to reduced these by 27%, which includes places like shops or offices.
Mitigate Risk Of Overheating
The risk of overheating will be mitigated with the use of a new building regulation and Approved Document O, which includes factors such as a limit to the amount of glazing on residential buildings.
Fabric Energy Efficiency Standard
To measure energy efficiency, new homes will need to follow the fabric energy efficiency standard.
Heating Systems
Relating to the Part L uplift, the flow temperature in replaced and new heating systems must not go over the maximum of 55°C.
